What do I do if I am interested in renting one of your rentals?

Email us at info@avsrentalsllc.com or fill out the contact form and someone will reach out to you to answer any questions and schedule an appointment for you to view the property.

We do accept applications for renting sight unseen. However, you will need to fill out an additional addendum.
What are your rental criteria?

Each application is looked at individually and as a whole.
At least 2.5 times the rental amount in verifiable income.
No prior evictions in the last 5 years.
No owing any landlords, management companies, or utility companies.
While we do look at your credit, we do not look at your credit score, but what is on the credit.
If you have a bankruptcy or foreclosure, please ask before applying.
If you have a criminal background within the last 5-7 years, please ask before applying. If you are currently active on any federal registry or list please ask before applying.
If you are unsure about anything than please ask! We are privately managed so we can often make exceptions or work out a solution to most problems.

Do you accept pets?

Each property has a different pet policy and fees so please check before applying on if we allow the pets and the fees associated with them.
Our standard pet policy is a one time nonrefundable pet fee of $350 per pet due prior to moving in.
What if I have a service animal?
You will need to provide us: Is the animal required for a disability? What the animal does for you. Documentation of the training the animal has received for the service it provides for you. Current documentation for a licensed veterinary that it is current on all vaccinations. Current documentation from a licensed doctor (in the field of your disability) with their medical license number being listed on the documentation that you require the animal for the disability you have informed us and that the animal is necessary in assisting you in said disability. Depending on the location of the property you will need to provide us that it has been registered with the city/county. You will need to purchase and maintain pet liability insurance with us listed as additionally insured.
What is your payment policy?

Rent is due on the 1^st of each month and is considered late after 5pm on the 5^th of each month. If you are mailing your rent it must be postmarked for the 5^th or prior.

Rent can paid be online through your portal, using our PAYNEARME Barcodes, or in our office.

Late fees vary by property and are either a percentage of your rent or a flat fee.

Any form of payment returned for non sufficient funds will automatically be charged an additional NSF fee of $30 and you may be subject to any applicable late fees. If you have a payment returned for non sufficient funds than we do reserve the right to require any future rent payments to be in the form of a certified check, cash or money order and your online payment privileges may be revoked.

Can I switch roomates?

If you would like to switch a roommate then the incoming roommate will need to go through the application process to determine eligibility, pay the application fee, and then upon approval a $25 roommate switch fee will need to be paid and a roommate release agreement will need to be signed.
What if I need to vacate my lease agreement?

We require a minimum of a written 30 day notice to vacate prior to the end of your lease agreement.

Once we receive that than we will send you your move out instructions.

Security deposits are returned within 30 days of the date we receive possession.

If you vacate early, then you will be held responsible for all rent, applicable utilities and marketing expenses until it is re-rented.
What if I need to move before my lease ends?

If you are military than you will need to provide us with some sort of documentation relaying your military orders and you will be responsible for rent until the date on your orders.

You will be responsible for rent, utilities, marketing and maintenance to the property until it is either rerented or until your original lease ends. You may also be subject to any expenses relating to rerenting the property, so please ask.
Is Renters Insurance Required?

The owner of your property carries the appropriate insurance to protect his/her property. However, that insurance does not cover the property or liability of tenants. Each tenant is required to secure his/her own renters insurance policy to cover themselves, their personal property and their property. AVS Rentals must be listed as an additional insured. If you own a pet, then we may require you to obtain liability insurance and any additional insurance we may deem necessary.
